We offer a one stop shop from sourcing the property and recommending solicitors, tax advice, architects and arranging surveys.
We can also assist with the sale of your home or investment if you don’t have time to engage with agents. Due to our market knowledge, we will ask local agents to provide a valuation of the property and make a recommendation based on their experience, strategy and track record.
The local agent will pay us a percentage of the fee charged for the introduction which means we can be an interface for you without it costing the seller additional fees. We also use our experience to make sure that the right questions are asked and buyers are qualified so no time is wasted.
The services we offer are very discreet and due to our 60 years of building contacts with local estate agents and developers allows us complete market coverage.
PRIVATE ACQUISITION SERVICES
Meet and or discuss the initial requirement
Once a brief is agreed commence the initial search by calling all local agents and engaging with developers.
Produce an initial shortlist for discussion.
Inspect the chosen properties from the shortlist and provide a short report on each one.
When the buyer is available arrange to inspect the chosen properties in a chauffeur driven vehicle.
If an appropriate property is sourced negotiate to purchase at the best possible price.
If a purchase is agreed assist with progression by liaising with and recommending appropriate solicitors, surveyors and any other required professionals during the transaction.
Our fees for this service are a registration fee of £2,500 and fees of 1.5% of the purchase price plus VAT.
SALES – ASSET MANAGEMENT
Approach the most appropriate 3 local agents and request up to date market appraisals.
Make a recommendation on which agent to appoint.
Appoint one or two agent’s dependant on the size and location.
Monitor all marketing and provide a weekly progress report.
If an offer is received qualify the purchaser in terms of funding.
Recommend and liaise with the seller’s solicitors and provide access for surveys.
